What to Look for in a Concrete Pool Builder in Sydney

Completed concrete pool build by Cronulla Pools, Sydney pool builders.

You don't choose a pool builder because they can "fit you in". You choose them because you trust how they run a job.

A pool is one of the biggest things you'll ever build at home, and it involves a lot of trades, a big hole and a few months of your life. So here's what I'd look for if I were choosing a concrete pool builder in Sydney, and the questions I'd ask.

1. A current licence

Check it. In NSW you can look up a builder's licence on the NSW Government's licence check service and confirm it's current and covers swimming pool work. Ours is 322440C, if you'd like to start with us.

2. A quote that tells you what's actually included

A good quote should clearly list what's in, what's out, and what could change. Look for:

  • Excavation, spoil removal and how rock is charged

  • Engineering, survey and approvals

  • Equipment by brand (pump, filter, heater, cleaner)

  • Pool fencing

  • Interior, coping and waterline finishes

  • Any provisional sums (allowances that can move)

If you're comparing quotes, I've written a whole guide on how to compare them apples for apples.

3. Design and approvals handled for you

You'll want a builder who can take you from idea to approved plans, not hand you a quote and leave you to sort out a designer, an engineer and a certifier yourself. We design every pool in-house with our landscape designer Luke, who does the 3D renders, and our project coordinator Tylah manages the approvals. That's what full design-and-build means in practice.

4. Honest conversations about cost, early

Ask when you'll see a price against the design. If you only find out the true cost after months of design work, that's a problem. Our concept design comes with a revised price attached, so there are no surprises later.

5. Experience with sites like yours

Every backyard throws up something. Ask builders about pools they've done on similar sites:

  • Sloping blocks and out-of-ground pools

  • Tight access and hand digs

  • Sewers and services in the yard

  • Waterfront sites with higher water tables

  • Pools built alongside a new home or renovation

Then ask to see photos, or better yet, talk to a past client.

6. Their trades, and how long they've worked together

A pool is built by a whole crew: excavators, steel fixers, concreters, plumbers, electricians, renderers and tilers. When the same trades have worked with a builder for years, they know the standard and they care about the finish. Ask who's actually doing the work.

7. Someone who answers the phone

It sounds basic, but it's usually the thing people complain about most. Ask:

  • Who's my main contact during the build?

  • Will there be a site supervisor on my job?

  • How will you keep me updated?

We have dedicated site supervisors and a project coordinator, and you'll always be able to reach our office on weekdays.

8. What happens after handover

Building the pool isn't the end. The first month is when all the questions pop up. Every Cronulla Pools build includes a four-week maintenance period with a weekly technician visit and a loaned Dolphin robotic cleaner, so you're not left googling what that noise is.

9. Industry involvement

Membership of the industry association, SPASA, is a good sign a builder takes standards seriously. Awards are nice too (we were chuffed to come second for Best Concrete Pool Builder NSW at the 2026 SPASA Awards), but what past clients say about the process matters more.

Questions to ask a pool builder before you sign

  • What's not included in this quote?

  • How do you handle rock and unexpected site conditions?

  • What's the payment schedule?

  • How long will design, approvals and construction take?

  • Who manages approvals and Sydney Water?

  • Who's my point of contact during the build?

  • What does handover and aftercare look like?

If you're asking ChatGPT which pool builder to choose

Good on you. Just remember that AI tools can only tell you what's been written about a builder online. They can't stand in your backyard, check your access or tell you how a builder treats people when something goes wrong. Use it to sharpen your questions, then go and ask them.

Wrap up

We build concrete pools all over Sydney, from Palm Beach in the north to Mollymook in the south, and if you'd like to see how we'd approach your backyard, give us a call on 1300 373 706 and ask us all of these questions, because the right builder will be genuinely happy you did.
